MPF Guides

The MPF Program Guide contains the requirements Participating Financial Institutions must follow in order to participate in the MPF Program. The Program Guide provides a general overview of the products offered by the MPF Program as well as Participating Financial Institution Eligibility requirements, contractual relationship information and Quality Control Requirements.

The MPF Traditional Selling Guide outlines the requirements and processes for Participating Financial Institutions to originate and deliver residential mortgages under the MPF Program's MPF Traditional product. The MPF Traditional Selling Guide generally follows industry standard guidelines with some enhancements, restrictions, or overlays. All MPF Traditional Mortgage Loans delivered under the MPF Program must meet these guidelines. For any topics not addressed in the Guides, including the Program Guide and the MPF Traditional Selling Guide, the Originator must follow the requirements of the applicable Government Agency insurer/guarantor

The MPF Traditional Servicing Guide generally follows industry standard guidelines with some enhancements, restrictions, or overlays. All Servicers must service MPF Traditional Mortgage Loans in compliance with these guidelines. For any topics not addressed in the Guides, including the Program Guide and the MPF Traditional Servicing Guide, the Servicer must follow the requirements of the applicable Government Agency insurer/guarantor

All MPF Xtra Mortgage Loans delivered under the MPF Program must meet these guidelines. For any topics not addressed in the Guides, including the Program Guide and the MPF Xtra Selling Guide, the Originator must follow the requirements of the Fannie Mae Selling Guide.

When utilizing the MPF Guides the Participating Financial Institutions will need to refer to the exhibits for guidance or submit specific forms when applicable. Please note that the same form or exhibit may be referenced in multiple MPF Guides. Product specific exhibits will be noted with an extension in relation to the product. Exhibits specific to the MPF Xtra product will be noted and "X" extension (ex: Exhibit A-X) and MPF Government MBS will be noted with an "M" extension (ex: Exhibit A-M). The Glossary provides definitions to terms referenced within the MPF Guides. Unless a different definition is specifically provided within the MPF Guides, the words and phrases referenced within the Glossary shall have the definition as provided when they are used in the MPF Guides.
